About the park
Toll Bar Business Park is a long-established business centre on Newchurch Road (the A681), the main route between Rawtenstall and Bacup. It is home to around thirty businesses, from engineering, joinery and stonemasonry to martial arts, theatre groups, food producers, retail and small offices.
The main building is Stacksteads Mill, a four-storey stone mill beneath a pitched slate roof, Grade II listed in parts, with a lift serving all floors. Behind it is a single-storey northlight workshop range, and to the front a more modern office block. Units range from small lock-ups and offices to large open-plan workshop floors.
There is parking along the Newchurch Road frontage and a large yard to the rear for loading and parking. Communal toilets are maintained by the landlord, who is also responsible for external repairs and the upkeep of the common areas.
Units are let on simple licence agreements with terms from monthly upwards, so a business can take a small space now and move within the park as it grows. All mains services are available; many units take electricity and water through sub-meters, billed monthly on actual readings.
